Selling in Houston or Las Vegas
Pricing strategy, preparation, marketing and negotiation, with an honest read on what your home will bring from the very first conversation.
How selling works
- 1
Get a real number
I pull recent sales near you and walk through your home, then give you a price range I can explain and defend.
- 2
Prepare the home
Which repairs and updates pay for themselves, and which do not. You spend money only where it moves the price.
- 3
Market it well
Professional photos, a listing that reads like a person wrote it, and exposure on the MLS and the major home search sites.
- 4
Negotiate the offers
Price is one term of many. I compare offers on financing strength, timing and contingencies so you pick the one that actually closes.
- 5
Close cleanly
Inspection, appraisal, title and paperwork. I keep it moving and keep you informed until the keys change hands.
Common Questions
- What is my home worth?
- It depends on recent nearby sales, condition and timing. Online estimates are a starting point at best. Request a home value and I will send you a real number based on comparable sales.
- Do I need to make repairs before listing?
- Not always. I will walk through with you and say plainly which fixes are worth doing and which ones you should skip.
- Can I sell in one city and buy in the other?
- Yes. I am licensed in Texas and Nevada, so I can handle selling in Houston and buying in Las Vegas, or the other way around, and keep both timelines lined up.
- How long will it take to sell?
- It depends on price, condition and the neighborhood. Once you accept an offer, closing typically takes about 30 to 45 days.
