Budget, timing, commute and the areas you keep coming back to. One short conversation so we are looking for the same thing, in Houston or Las Vegas.

Line up financing
Knowing your number first keeps you from falling for a home you cannot close on. I can introduce you to lenders who work in Texas or Nevada.

Tour with a plan
We see the homes that actually fit. If you are still out of town, I walk them for you on live video and point out what the photos leave out.

Offer and negotiate
Clear advice on price, terms and inspection requests, so you do not overpay and do not lose the home over something small.

Close and move in
Inspection, appraisal, title and paperwork, with every deadline tracked. Where allowed, you can sign from wherever you are.
Common Questions
- Can you help me buy before I move to town?
- Yes. Most of my relocation clients start from another city. I send a shortlist, tour homes for you on live video, and keep the process moving so your trip in is for the final few homes, or not needed at all.
- How am I paid for as your agent?
- Before we tour homes, we sign a written buyer agreement that spells out how I am paid. Sellers often cover some or all of it, and I will walk you through the numbers up front so nothing is a surprise.
- What extra costs should I watch for?
- In the Houston suburbs, MUD taxes and HOA fees can change the real monthly cost of a home a lot. In Las Vegas, many neighborhoods have one or more HOAs. I lay out the full monthly cost for every home you consider.
- How long does buying take?
- Finding the right home depends on the market and how specific you are. Once an offer is accepted, closing typically takes about 30 to 45 days.
